General Manager

Job Mission: 

Plan, organize, direct, and audit the operational and financial management of the Colonists' Association. Its primary purpose is to safeguard and enhance the added value of the development, ensure maximum efficiency in common services and infrastructure, and act as a high-level diplomatic mediator that promotes harmonious coexistence among residential, commercial, hotel, and developer owners.

Critical Functions and Responsibilities 

  1. Operational Management and Internal Public Works: 
    Supervise the planning and execution of preventive and corrective maintenance of roadways, lighting, green areas, and transition zones with the marina and golf course. 
  2. Rigorously evaluating external contractors: 
    Security and Access Strategy: Coordinate perimeter surveillance schemes, the monitoring center (CCTV), and strict regulations at the vehicle and pedestrian access filters of the complex. 
  3. Financial Governance: 
    Design the Annual Budget of Income and Expenditures, implement fiscally optimal collection strategies to reduce overdue accounts, and issue monthly reports of financial transparency directly to the Board of Directors. 
  4. Institutional and Community Linkage: 
    Excellently address the requests of the bilingual community and coordinate with the legal department and the Board of Directors the holding of the Colonists' Assemblies.

Required Professional Profile:

Academic Background: 
Essential degree in Business Administration, Civil Engineering, Hospitality, Finance, Law, or related fields. 
Proven Experience: 
Minimum 5 years in General Management, Operations Management, or Senior Administration roles within luxury macro-condominium developments,
international category hotel resorts, or large-scale residential clubs.
Language Proficiency: 
Native or advanced bilingual proficiency in English and Spanish (oral and written business evaluation is essential).
Specialized Skills: 
Expert management of large-scale budgets, mitigation of legal/labor risks, contingency plans for weather crises (hurricanes), and

high negotiation and neighborhood mediation capacity.
Residence: 

Availability to reside in Solidaridad, Quintana Roo (Puerto Aventuras, Playa del Carmen, or nearby areas).

Job Summary

The Public Areas Assistant is responsible for keeping the common areas of the residential complex clean and in good condition, including sidewalks, streets, roadways, and green spaces. This position is key to preserving the image, hygiene, and daily operation of Puerto Aventuras, directly contributing to the quality of life of the residents.

Main Responsibilities

  • Sweep and clean sidewalks, streets, and roadways of the complex.
  • Collect and properly dispose of trash from common areas and public containers.
  • Assist in basic gardening tasks (watering, removing leaves and weeds, light pruning).
  • Perform general maintenance and cleaning tasks in public spaces (parks, walkways, access points).
  • Report to the supervisor any damage, leaks, or unsafe conditions detected during inspections.
  • Properly use the assigned tools, equipment, and work uniform.
  • Comply with safety, hygiene, and internal protocols of the association.
  • Assist in additional maintenance tasks as required.

Requirements

  • Basic education (completed primary or secondary, desirable).
  • Previous experience in cleaning, gardening, or maintenance (desirable, not essential).
  • Good physical condition for outdoor work and moderate physical effort.
  • Responsibility, punctuality, and service attitude.
  • Availability of schedule, including possible shifts on weekends.
  • Ability to work in a team and follow instructions.
