As your Homeowners Association, we are committed to clear and frequent communication about our financial health. This July 2025 update summarizes the year-to-date results and highlights the main cost drivers.


Income

Strength in Maintenance Fees

From January to July, collections totaled MXN $23.1 million, a +9.3% year-over-year (see Policy Clarification). This growth reflects the Association’s sound financial health. Increased resident participation confirms our community’s commitment to a better Puerto Aventuras.

Policy Clarification

Recovered Maintenance Fees (effective 2025): starting in 2025, only prior-year fees (2024 or earlier) are recorded as Recovered. Current-year payments are recorded under Property Maintenance Fee. This change improves transparency and may shift amounts between income lines versus 2024; the total maintenance-related income remains comparable.

Total Revenue

Year-to-date through July 2025, total revenue is MXN $25.9 million, a +3.9% increase versus the same period in 2024.


Expenses

These are the main drivers of our expenses through July 2025:

Payroll

MXN $9.5 million year-to-date vs. $8.8 million last year (+8%), mainly due to adjustments to the unionized payroll.

Organic waste and beach care

Extraordinary spending on clearing zapote lots and removing sargassum; includes heavy equipment rentals.

Lighting repairs 

Higher costs from purchasing fixtures to restore lighting in Plano 4 after the hurricane.

Mosquito control 

Temporary cost increase during the trial of organic products; after the assembly’s decision, we returned to traditional products.

Connectivity

Increased internet service costs due to additional access points supporting the security camera network.

Signage and road safety 

Investment in speed bumps (Akumal Street and other areas) to improve safety.

Trust (Fideicomiso)

Payment was required for the glass office rent, which we covered from February to September. The Trust agreed to grant rent relief starting in August onward, reducing operating pressure. We deeply appreciate this gesture.
